Smoke Detector Certificate/Certificate of Occupancy:
It is State Law that the Seller must obtain a Smoke Detector/Carbon Monoxide Certificate from the Municipality prior to Closing. There is usually a nominal fee due to the Township for the Certificate. THE CLOSING CANNOT PROCEED IF THE CERTIFICATE IS NOT OBTAINED. Please forward original Certificate to us prior to closing. The Municipality may also require a Certificate of Occupancy, which is also the Seller’s responsibility
[If the home is heated by oil and you wish to be reimbursed by the Buyer for the oil in the tank, please arrange to get a written statement from the Oil Company showing the number if gallons left in the tanks and the cost per gallon. Please provide this office with the written statement prior to closing].
